28th October 2026 – (Hong Kong) Henderson Land Development has issued the first price list for One Upper Lane, phase six of its Mong Kok Liberte series, setting a net average of about HK$20,348 per square foot across 50 flats and a one-bedroom entry ticket above HK$5.01 million, with sales eyed for early next month at the earliest.

The batch is about 7.7 per cent dearer than the first release at sister phase five, Gateway.Square Mile, which opened at a net average of roughly HK$18,888 per square foot. Mark Hahn Ka-fai, director of Henderson Property Agency and general manager of Sales Department II, said the opening list was “about a 3 per cent concession” against the figure he had in mind.

The 50 units comprise 24 one-bedroom and 26 two-bedroom flats, with saleable areas from 273 to 393 square feet. Four payment plans are on offer. After a maximum 6 per cent discount, net asking prices run from HK$5.0186 million to HK$8.9384 million, or about HK$17,988 to HK$22,816 per square foot.

Hahn said the first-batch pricing took its cue from Liberte phase five and other first-hand stock in West Kowloon. Show flats open to the public on Thursday, 29th October. Ticket collection is due to begin over the weekend, with a formal launch expected early next month.

Deputy general manager Lee Fei-yu named the one-bedroom entry unit as Flat F on the fifth floor: 279 square feet saleable, HK$5.0186 million net, or about HK$17,988 per square foot. Colleague Lun Kwok-sun said the two-bedroom entry is Flat B on the same floor — 359 square feet, HK$6.58 million net, or about HK$18,329 per square foot.
