27th October 2026 – (Hong Kong) A further round of buying at Mirador Mansion has seen Jenny Bakery founder Yang Chi‑mei and related parties spend about HK$39.8 million to purchase three retail units in Tsim Sha Tsui, capitalising on a marked pullback in shop prices. The deals, completed in late September, covered Shop 49 (ground floor) at around HK$5.5 million, Shop 50 (ground floor) at about HK$6.0 million, and Shop 56 (ground floor) together with Shop 16 on the first floor at roughly HK$28.3 million. The properties have a combined gross area of about 2,343 square feet, implying an average price close to HK$17,000 per square foot. The buyers entered via KMF Properties Limited, whose directors include Yang and associates.
The vendors were Alliance Profit Properties Limited, Earn Aim Limited and Pacific Properties Investment Limited, entities linked to the late veteran investor Ng Chun‑kor’s family and affiliates. They reportedly amassed the assets between 2012 and 2014 for nearly HK$125 million. On disposal, the book loss is estimated at around HK$85 million, or about 68 per cent, underscoring the correction in street‑level retail values since the market peak.
Jenny Bakery‑related investors have been steadily increasing their footprint in Mirador Mansion. The latest purchases follow two earlier acquisitions this year: Shop 44 on the first floor bought for about HK$3.74 million in September, and Shop 22 on the ground floor bought for roughly HK$8.10 million in April. Counting the new transactions, five units have been acquired in 2026 with an aggregate outlay of approximately HK$51.64 million.
