14th September 2026 – (Hong Kong) A two-bedroom ensuite at Sai Sha’s Sierra Sea has changed hands for HK$6.65 million after a seven-month hold, the latest short flip in a warming second-hand market and the second rapid resale of the same flat in 16 months.
Midland Realty co-regional manager Kenny Au said the deal was a low-floor Flat J in Tower 5 of Phase 1B. The saleable area is 443 square feet, in a two-bedroom ensuite layout, at about HK$15,011 a square foot. The vendor bought the same unit in February 2026 for HK$5.72 million and has now booked a paper gain of HK$930,000, or more than 16.3 per cent, after holding for only seven months.
After commission, stamp duty and other dealing costs of about HK$195,200, the seller is still expected to walk away with close to HK$735,000. That net figure is why agents are treating the trade as a textbook short-term profit-taking, rather than a distressed sale.
The same flat had already been flipped once. Records show it left the first-hand market in May 2025 at HK$4.8 million, or HK$10,835 a square foot. Less than a year later that owner sold at HK$5.72 million, or HK$12,912 a square foot, a paper rise of HK$920,000 or 19.2 per cent. Stack the two trades and the asking trail has climbed about HK$1.85 million, or 38.5 per cent, in 16 months — a “flip on a flip” that has become a talking point for Sai Sha watchers.
The earlier 2026 winter resale already showed the unit up about 19 per cent on its debut price. This autumn sale stretches that run further, even after the latest owner has paid the usual friction of stamp and agency fees. The pattern matches broader talk of owners cashing in while prices are firmer, rather than waiting out a longer hold.
Sierra Sea sits in Sai Sha, where new-estate second-hand books have been busy with short holds. This Tower 5 deal does not prove every neighbour will match a near-40 per cent gain, but it does show how quickly a 443-square-foot two-bed can move when buyers will pay above HK$15,000 a square foot. Anyone comparing nearby listings will now have a fresh marker: HK$6.65 million on a low floor, two bedrooms with an ensuite, after two documented flips since May 2025.
