23rd October 2026 – (Hong Kong) Aaron Kwok Fu-shing has paid about HK$6.28 million for a near-1,800-square-foot unit at Chai Wan Industrial City, a block long favoured by showbusiness buyers — at a square-foot price well below recent celebrity purchases in the same building.

The deal is for a high-floor Flat 10 in Phase 2, about 1,782 square feet, sold at the end of September for HK$6.28 million, or HK$3,524 a square foot. The buyer is Strong Pion Limited, a company of which Kwok is a director, and the unit is expected to be for his own use. The previous owner had held it since buying for HK$1.2 million in 2005 — 21 years on the books and a paper profit of HK$5.08 million, or 4.2 times the original outlay.

That square-foot rate sits about 40 per cent below the level paid three years ago by Julian Cheung Chi-lam and Anita Yuen for another high-floor flat in the same industrial complex, when they spent HK$8.8 million in September 2023 at about HK$5,744 a square foot. It is also about 45 per cent below the rate locked in five years ago by Simon Yam Tat-wah, often dubbed the industry’s property king: in May 2021 he paid HK$9.88 million for Flat 11 on the 6th floor of Block 2, about 1,532 square feet, at roughly HK$6,449 a square foot.

Chai Wan Industrial City has long drawn entertainers seeking loft-style space. Hins Cheung went further still in November 2020, buying four units — Flats 8, 9, 10 and 11 on the 4th floor — through four different companies for a combined HK$27.5 million. Those flats totalled 5,323 square feet, averaging about HK$5,166 a square foot.

Besides Kwok, the Cheung-Yuen couple, Yam and Cheung, recent buyers named at the estate include rising actress Louise Wong and legislator Paul Tse Wai-chun. The cluster underlines how the Chai Wan industrial towers have become a quiet address book for Hong Kong celebrities — and how Kwok’s late-September ticket, at barely HK$3,500 a square foot, marks a sharp step down from the HK$5,700-to-HK$6,500 range that earlier star deals commanded.
