Young woman acquires Metro Town flat at 40% below market value despite past fatal incidents

22nd August 2026 – (Hong Kong) A low-floor flat at Metro Town in Tseung Kwan O, notable for its unfortunate history of two fatal incidents on the same floor within a two-year period, has recently been purchased by a young woman for owner-occupation at a price substantially under prevailing market rates. The property, with a saleable area of approximately 450 square feet and a terrace of around 350 square feet, was secured for HK$3.95 million, reflected in a price per square foot of HK$8,797. This represents a significant discount of about forty three per cent compared with similar non-incident two-bedroom flats in the development, which currently change hands for about HK$7.5 million at an average of HK$15,400 per square foot.

Market observers said the former owner, who had used the flat as a personal residence, originally listed the property at HK$4.28 million. After negotiation, the buyer was able to secure a reduction of HK$330,000, or around seven point seven per cent off the asking price, finalising the deal at HK$3.95 million. The marked fall in value is attributed to the flat’s history: in 2018, a woman tragically fell and was found on the flat’s terrace, with another fatal fall occurring in 2020 on the same floor.

Despite the transaction taking place during the so-called “Ghost Month” in the lunar calendar, traditionally considered an inauspicious time for property purchases, the superstitions attached to the incident did not deter the determined buyer. According to those familiar with the transaction, the new owner intends to use the property as her own home. For the previous owner, who purchased the flat for HK$4.6 million more than a decade ago, the sale at the current price means a paper loss of HK$650,000, with an overall depreciation in value of approximately fourteen point one per cent during the holding period.
