The property, which has a total floor area of approximately 1,800 square feet, comprising about 1,200 square feet on the ground floor and 600 square feet on the mezzanine, was initially offered at HK$38,000,000 before being sold at a price nearly 19 per cent lower.
Remarkably, the previous owner purchased the asset in September 1955 for just HK$29,000. Over seventy-one years, the value of this shop has grown by an extraordinary 1,059 times, with a notional gain of more than HK$30,721,000. The transaction was managed by an estate executor, as the ownership had passed on by inheritance.
Additionally, the shop’s stability is underpinned by a longstanding 7-Eleven tenancy, which began in 2000. The current monthly rent stands at HK$153,000, with the lease set to run until August next year. Based on the recent transaction figure, the new owner can expect an approximate rental yield of 6 per cent.
