Midland says major-estate sales hit seven-week high

17th August 2026 – (Hong Kong) Hong Kong’s 10 major second-hand estates recorded about eight sales over the weekend, Midland Realty says — a 60 per cent rise week on week and the highest tally in seven weeks — as new-home launches keep stirring buying interest.

Branch figures for 15th and 16th August put the top-10 basket at roughly eight deals, still stuck in single digits for an 11th straight weekend even after the rebound. Widening the net to 15 key estates also yields about eight transactions, down about 11 per cent from nine a week earlier.

Midland senior director Sammy Po said primary launches across districts have been “blooming everywhere”, with more focus projects due shortly, lifting overall purchasing power. While new flats pull and freeze some second-hand demand, buyers who miss out are also drifting back into the resale market to hunt bargains, supporting turnover mood. Among the fresh magnets, a new estate at Kwu Tung North opened its first sale round on Sunday and drew some secondary shoppers away, while a south-west Kowloon city project grabbed attention with a striking launch price and later added units, boosting broader sentiment.

Mr Po said caution and eagerness now sit side by side: some purchasers stay careful, yet others are moving earlier to catch opportunities. Bargain stock has been steadily cleared, and some owners who feel more upbeat about the outlook have narrowed room to haggle — even reversing asking prices in places — leaving districts short of keenly priced listings. With fewer quality flats and a queue of new projects chasing buyers, he said secondary turnover is broadly holding, though it still needs time to build momentum for a clearer break higher. For August he expects the primary market to keep dominating and lifting entry mood, while the overall primary-and-secondary trend of steady improvement stays intact.

By district, three Hong Kong Island markers — Taikoo Shing, Kornhill and South Horizons — logged one deal between them, unchanged on the week. Four Kowloon estates — Laguna City, Whampoa Garden, Metro City and Mei Foo Sun Chuen — saw three sales, also flat week on week. Three New Territories names — Caribbean Coast, City One Shatin and Kingswood Villas — provisionally recorded about four deals, triple the previous weekend’s level and the main driver of the top-10 lift.
