2nd September 2026 – (Hong Kong) Celebrated Hong Kong master of ceremonies Bob Lam, well known for his impressive earning power, has long favoured renting rather than owning his luxury residence. Three years ago, Lam and his family of six relocated to a detached house in Beacon Hill’s Merry Villa, Kowloon Tong, spanning over four thousand four hundred square feet. The monthly rent at the time was reported to be around one hundred and fifty thousand dollars. It has now emerged that the villa’s owner has instructed agents to put the property up for sale, together with the existing tenancy, at an asking price of two point five billion dollars.
The property in question, situated at 8-10 Beacon Hill Road, features a saleable area of four thousand four hundred and thirty-nine square feet and is configured with five bedrooms, a private garden and a rooftop offering expansive views across Kowloon. Currently, the asking price equates to just over fifty six thousand dollars per square foot, with online listings corroborating the details of the offering. Marketing images show a well-appointed interior flooded with natural light and a rooftop with panoramic city outlooks.
Records indicate that the owner acquired the villa in 2021 for 2.368 billion dollars, meaning the present sale price marks an increase of only thirteen point two million dollars, or approximately five point six per cent since purchase. However, after factoring in stamp duty and commission, the seller is likely to see limited real profit. Agents report the property has been leased to Bob Lam since 2023, with the lease reportedly renewed upon expiry, although the latest rental terms have not been disclosed. If the rent remains unchanged, any new owner could expect an annual rental yield of about zero point seven per cent.
