4th October 2026 – (Hong Kong) A half ownership interest in a two‑bedroom flat at Hong Fai Building in Cheung Sha Wan is set to go under the hammer this Wednesday, 7th October, with a starting price of HK$500,000. The sale concerns only the seller’s fifty per cent stake and will be offered without vacant possession, meaning the purchaser may not obtain immediate access to the property.

The unit, identified as Block B, low floor, flat B8, has a saleable area of about 210 square feet. Hong Fai Building is located at 523–529 Shun Ning Road in So Uk, Kowloon. Recent listings and estate data confirm the building and Block B configuration in this location.

The auction will be conducted by C S Auctioneers Ltd, with the entire flat carrying an indicative bank valuation of around HK$2.24 million. Industry directories and company records show C S Auctioneers Ltd operating in Hong Kong’s property auction market.

The backstory dates to January 1984, when a couple jointly purchased the home for HK$149,400 as a shared residence. After their separation, the woman, who retained the title deeds, moved out while the man remained in occupation. In 2018 she took steps to split her interest for eventual disposal and is now seeking to monetise her share through auction.

Prospective buyers should note that financing could be challenging because banks typically will not grant mortgages on incomplete title; a cash purchase may therefore be required. More significantly, holding only a half share does not confer unilateral control over the property: without the other co‑owner’s consent, the buyer may be unable to occupy the flat, grant a tenancy or otherwise dispose of the asset, and would likely need to negotiate terms directly with the remaining co‑owner.
