29th September 2026 – (Hong Kong) Dairy Farm has launched the public sale of the Guildford Road Shopping Centre on The Peak, a two‑storey retail complex first completed in 1975 and held by the group for more than fifty years. The property is zoned Commercial (1) and sits on a land lease that commenced in 1972 for a term of 75 years, renewable for a further 75 years. Market sources place the guide valuation at about HK$90 million, with bids due on 19th November (Thursday).
Located at 2–4 Homestead Road at the junction with Guildford Road, the asset comprises a site area of roughly 12,500 square feet, an approved gross floor area of about 8,974 square feet and an approximate lettable area of 9,448 square feet, together with a basket of private car parking spaces. The property is being offered on an as‑is basis with full, 100 per cent occupancy.
The first floor, with an approved area of around 6,225 square feet and a lettable area of about 7,287 square feet, is leased in its entirety to Wellcome supermarket. The ground floor has an approved area of approximately 2,749 square feet and a lettable area near 2,161 square feet, with tenants including Midland Realty (circa 958 square feet), Ricacorp Properties (circa 1,083 square feet), Box Box Cafe (about 120 square feet) and a Wellcome receiving area. The centre is adjacent to the German Swiss International School and near a major Wheelock luxury residential development.
According to parties familiar with the terms, Wellcome and the incumbent tenants are expected to enter into sale‑and‑leaseback arrangements, delivering a combined monthly rental income of roughly HK$400,000. On an indicative price of HK$90 million, the passing yield equates to about 5.33 per cent. While the building currently comprises two storeys and no basement, the land grant allows the purchaser to construct a basement not exceeding the footprint of the ground floor, subject to prevailing regulations.
