14th June 2026 – (Hong Kong) CK Asset Holdings has sold a sky‑high penthouse at 21 Borrett Road’s Phase 2 in Mid‑Levels for HK$362 million (about US$46.2 million), achieving HK$124,356 per square foot—the highest price per sq ft for a first‑hand home sale in Hong Kong this year.
The residence, located on the 20th floor, spans 2,911 sq ft and features a premium five‑bedroom layout with three en‑suite bedrooms and a generous 3.5‑metre floor‑to‑ceiling height. It was awarded by public tender. Outdoor spaces add to its appeal, with a rooftop and terrace totalling more than 2,000 sq ft.
William Kwok Tze‑wai, CK Asset’s chief sales manager, said the launch captured buyers’ attention immediately, underscoring deep demand in the super‑luxury bracket amid constrained supply. With Hong Kong’s property market on a steady upward path and ultra‑prime stock limited, such trophy assets naturally draw major investors, he added.
Sales manager Kristy Chan Wing‑chi noted that Phase 2 includes only two penthouses connected directly to the rooftop, alongside a very small number of special units—of which the sold apartment is one—underscoring the rarity value that helped drive the record.
